Property Consultation and Search Service Our property and search service will give you all the necessary support to find and make the right property purchase, thus saving you time and money. The First - Consultation - Initial one on one, by phone on in person to discuss and determine your preferences, budget and time frame, mortgage requirement and general cashflows, and generally talk about your desire and goals , address your apprehensions, and discuss the questionnaire. Initial Consultation –GBP100.00 (Paid in full before the meeting) Non refundable Property Search (service provided where required) You would be sent various information on properties regarding location, price, real estate and property taxes, monthly charges, property description and photos that meet your objective and based on your short list we schedule joint site visits. Property Search - GBP 1000.00 (Paid in full before the service commences and is non refundable) All Clients seeking properties outside of Paris and London e.g. Lagos can request that we accompany them or go to site on their behalf at the expense of the client. Expenses shall mean any and all expenses incurred, and including but not limited to fees of experts, inspection fees, accommodation, travel and meals, postage, , delivery service e.g. courier charges, and all disbursements or expenses of the types incurred when providing a property search and purchase service. Getting a Mortgage We can assist were required to get the best mortgage solution. Generally the client will need to have at least 20% of the total amount of the property cost, as equity to obtain a mortgage. There are no separate charges for this service for clients. Property Negotiation and Purchase Buying the property of your dreams can be a reality if well planned. We manage the whole process from negotiation through to the closing. In France when the customer decides on a particular property a deposit of 10% of the total price of the house is required. French Law gives a 7 day cooling off period wherein which the customer may choose to buy or not, and the deposit will be refunded. After 7 days the client will be required to sign the Compromise de Vente which is the first formal and legally binding stage in the property process in France. –At SP we recommend schedule and arrange meetings with Notary, and Tax Adviser and Estated Agent for the signing of the Compromise de Vente. In Nigeria, when the client decides on a particular property, a gentleman’s agreement is made with the seller to allow for a given amount of time to conduct search and raise bank draft for payment. After the property of choice has been located and necessary inspection of property, we need to appoint a Solicitor, who will investigate and deduce title after which we put in an offer of purchase on behalf of the client. The customer may or may not be given the option to pay a deposit, before contracts are exchanged and full payment made. Payments could be subject to VAT. Solicitor’s fees shall be advised accordingly. There are also capital tax gains payments to be made and other charges to perfect legal documents to be considered. Negotiation Money saved from the price of the house, in the course of negotiation is passed in full to the client. Property Purchase 3.0% Commission of Total Purchase Price of Property. (Paid in full on before meeting to sign purchase agreement) Minimum GBP 3,000.00 Maximum GBP50, 000.00. Notary’s fees of approximately 7% will also be charged at this point. Purchase Assistance - is offered where the client has already found the property and requires our assistance for negotiation of Pricing, representation, assistance in providing Notary/solicitor to administer transaction or where required Mortgage, banking advice and Opening of Personal banking account. GBP 5000.00 (flat fee, no commission on property price charged thereafter) required to be paid in advance and a guarantee to pay all other expenses. Client Forex Service Assistance can be given where requested for currency conversion to facilitate payments into Naira or Euro and dollars for the purpose of buying property. However where a client has a contract with SP for a Property Search, no charge is made. The Après Vente after the sale of the property. This service is only available to Properties in France. Renovating Where required, once the client has identified what their needs are we can assist in obtaining quotations from qualified professionals. After the client has accepted the quotation, and job specification, we can oversee every aspect of the job, and regularly update you with progress information. GBP1000.00 paid in advance, applied towards 10% of project costs. Interiors Where required we can assist in finding experienced interior decorators, and manage the job, with regular updates to the client. We can also connect the client with Utility services For gas, water, telephone, Car rentals, Cable TV, Insurance for home, Health care, and other home services- gardener, plumber, electrician. GBP1000.00, paid in advance applied towards 10% of project costs. Renting /letting We can assist the client to rent the property, were required. - Initial consultation required to determine what the customer wants and other specifications. Customer will have to pay for any advertising that will be incurred, upfront. GBP1, 000 applied towards 5% of Rental income.
